Phnom Penh

            Phnom Penh, where the Tonle Sap river meets the Mekong river (left), has about 2 million people. It was Cambodia's capital from 1432 to 1505 and from 1866 when King Norodom I established his royal palace on what is now Sisowath Quay, on the Tonle Sap river's right bank. The country's nominal ruler is King Norodom Sihamoni.

The Vattanac Capital building is the tallest building in Cambodia. The 188 metre, 39 floor skyscraper is shaped like a dragon's back, reminiscent of a naga. It houses Vattanac Bank and was completed in 2012. The top 14 floors will become the Rosewood Phnom Penh hotel (its opening is delayed to 2016). 

Behind it is the 29-floor, 118-metre Canadia building, Cambodia's second-tallest building, named for another local bank which was privatised in 1998. Office rental is $20-$25 per square metre, considerably cheaper than Sydney's CBD. The next 20 tallest buildings in Cambodia are either being built, delayed or planned in Phnom Penh right now. No kidding.

On the left bank is the Sokimex-owned $100 million Sokha Phnom Penh Hotel on Chroy Changvar peninsula, located opposite the Royal Palace. It opened in 2015, and has 275 rooms but apparently no current plans to become a casino (Sokha has a casino at Kampot), because Nagaworld has a 200km casino exclusion agreement until 2035. Nagaworld is located on Diamond Island, the cleared  area on the right bank and rivers' convergence at top of picture (hard to spot with the giant LCD screen turned off). 

The Sokha hotel will not be lonely for long. Currently there is little traffic across the Japanese bridge, but Singapore's TEHO (owning 49%) and local Sok Bun Development (51%) will build next door a $500-million hotel, The Bay. 

Construction of a $50 million, 45-floor hotel, the Okura Prestige Phnom Penh owned by Japan's Hotel Okura, is expected to begin in 2015. Next is a 53-floor apartment building which if approved will be the tallest building in Phnom Penh. The developers expect to sell apartments to overseas buyers, and say demand far exceeds the supply which will transform the market in the next five years.
